I would advise not living at any of their communities, but if you must, make sure you take photos of quite literally everything. They will charge you $100/wall to paint a tiny dot on the wall. They do not follow Fair Housing Laws in accordance with normal wear and tear or emotional support animals. I was provided an apartment that was absolutely filthy when I moved in. I turned it over in 100% better condition than received, and they tried to charge a cleaning fee. They stated, “The “Cleaning” is not necessarily because the place is filthy it is a cleaning company that we pay to ensure that the cleaning is actually done, this has been of more importance post-covid.” Nowhere in the lease does it state a cleaning fee will be charged. Also, they tried to say I did not provide a move-in walkthrough, when I had proof via email. The property manager, Trisha, was never pleasant, dare I say rude. If you must live at one of their communities, take photos of every wall, every surface, the carpet, etc., and verse yourself on Fair Housing Laws. If you do all of the above, you will still be charged for painting and cleaning, but you will be well-prepared to take them to court. I did and won!

This company regularly engages in shady business practices and our situation was no different than the hundreds of negative reviews you will find online. We moved out only 7 months after signing our lease and spent hours cleaning the apartment when we first moved it. It was filthy, things were missing like the shower head and smoke alarms, and we found metal nails everywhere which present a huge safety hazard. We spent a lot of time and effort to clean and get things repaired during our time living there. Before moving out the ONLY damage was a section of the utility room floor which we promptly notified the staff of before move out. We had the entire apartment professionally cleaned and carpet shampooed the day we moved out. We were also told by staff this was one of the best apartments at move out they had seen and we shouldn’t expect any additional money taken from our security deposit. Over a month later, $1000 had been deducted from our deposit- only $100 of which was used for the floor damage. They claimed we owed them $800 for paint/wall repair and $200 for cleaning. The walkthrough video THEY provided showed very small wall marks, discoloration, and furniture scuffs and the other half of the things they mentioned you couldn’t even see on video. The lady walking through would say an entire wall had to be repainted even though only a 1cm scratch was visible. We asked for proof of all the wall painting that was done and the cleaning since the apartment was in perfect condition at move out. They did not respond and didn’t provide any evidence besides the video where only normal wear and tear is visible. They clearly think they can scam anyone who lives there and makes a huge profit out of wrongly withholding security deposits without evidence of damages.

Horrible construction! Can hear people pee while sitting in your living room. Can hear rushing toilet flush down living room. Will keep your full deposit if YOU don’t paint all walls with holes. Will drum up floor damage charges. Will charge cleaning if you don’t wash windows in and out. No sound insulation between floors! Can hear music, dogs, conversations!!!!! And Property manage just says…..”that’s apartment living “ Never rent from them! Horrible!

I would give 0 stars if possible. I have probably zero good things to say about Palermo and we only lived there for one year. Upon moving in the refrigerator had something wrong with it - smelled strange. They sent maintenance out and tried to say we had to pay for a new fridge! Same situation with the hot water tank - I was pregnant and we went without hot water for several days because they wouldn't send anyone to look at it. Maintenance was called probably over at least 6x to our unit because of various issues. We were late on rent ONE TIME by 2 days and we received an eviction notice on our door during a blizzard. We didn't see the notice until the next day because nobody cared to knock or call when the notice was left. Mind you, I was also due in 2 days to have my baby. An issue that seems congruent with everyone else's is never receiving your deposit back. I was warned several times by past tenants but gave Palermo the benefit of the doubt. They took our entire deposit AND charged an additional $181.02 for cleaning/damages/trash removal. The bill claims they had to "remove our trash". I guarantee there was NO trash in that unit. I took everything of mine, threw out all my trash. The only thing left in the unit was an additional hot water tank (WHICH IS THEIRS). Thank god I never have to rent from them again.
