Building Inspection Underwriters (BIU) is the most unprofessional organization I've ever dealt with in over 35 years of building construction/renovation. The staff attitudes are atrocious. Inspectors are wildly incompetent, non-communicative, and disorganized. Ask ANY landlord or contractor about BIU in Erie and you will hear stories of BIU's monumental stupidity, unchecked arrogance, and rank dishonesty. Since the city of Erie, with its infinite lack of wisdom, contracted with these grifters, residents are at the mercy of this company. John Stossel would have a field day with the arrangement they have. The city of Erie has mismanaged its rental inspection program so badly, they can't account for thousands of dollars that went missing. If you can, avoid using BIU by paying an actual professional to inspect your work or property. Better yet - avoid corrupt Erie, PA altogether.
